Ford Motor Land Services Corporation History How do you turn nearly four square miles of vacant land into a thriving area of top-quality hotels, office space and residential communities served by a three-story mega-mall? In 1970, Ford Motor Land Services Corporation (known as Ford Land) was formed to do just that. The result was today’s Fairlane development in Dearborn, Michigan.
As Fairlane grew, so did Ford Land. People joined to negotiate land sales and land leases; to design and construct build-to-suit buildings, condominiums and rental apartments; and to participate in joint-venture partnerships. Ford Land also reached around the world. We developed a one million square foot manufacturing site near Madras, India; a 1.85 million square foot assembly plant in Palmela, Portugal; and an extension to the Bordeaux (France) Automatic Transmission Plant.
Today, in addition to new development, we negotiate and process the sale of all Ford holdings. For example, in one of the largest land recycling projects ever, we helped convert a vacant assembly plant in Milpitas, California into a 1.5 million-square-foot specialty retail center. Now, we are the central point for all Ford Motor Company’s real estate activities. That includes Worldwide Plant Engineering, Construction and Estimating; Corporate Facilities Planning; Energy Efficiency and Supply and Property Tax Assessment and Abatement; and Site Management Operations.
Work Areas and Career Opportunities- Development and Property Management
As the company’s commercial development arm, we work on high-rise office buildings, research and development buildings, hotels and more. We take these projects from concept through construction and into property management. Our Marketing department provides advertising and promotional support to Ford Land’s Fairlane community and coordinates Ford Motor Company’s title sponsorship of the annual Ford Senior Players Championship. We provide strategic planning services and conduct real estate transactions for all of Ford’s business units and subsidiaries worldwide. We identify and implement optimum real estate solutions to meet the needs of every business unit. This includes acquisitions, dispositions, leasing services, site selection design services, construction management. Portfolio management and an array of other real estate services are also required to support our internal customers. We apply ISO 9000-certified processes to planning and managing the design, engineering and construction of one of the world’s largest portfolios of projects. Projects range from corporate facilities such as offices, labs, test installations and manufacturing plants to residential, recreational, business, retail and light industrial buildings completed in support of Ford’s land development activities. This department is also involved in a full array of specialized environmental studies and remediation projects. We work with a team of architects, developers, and construction companies to create and implement a complex development plan for commercial or manufacturing sites, including structuring financing and partnership agreements. In addition, we are developing and implementing an e-business strategy for construction and facility management. Other key projects include analysis of major investments, capital allocation decisions, or evaluation of alternative financing structures and balance sheet treatments. We are responsible for purchasing energy for all Ford worldwide facilities and for providing support to these facilities to improve energy efficiency and reduce energy usage. We also develop corporate energy policy and represent Ford in legislative and regulatory arenas. Summer Intern Program Three-month summer assignments are offered to a limited number of students. We prefer M.B.A. students with undergraduate degrees in real estate, engineering, architecture, finance or construction management. To help you understand the variety of challenges we offer our interns, here are some sample assignments:- Finance Intern
Develop performance metrics for a facility cost category such as scrap management, determine variables that influence performance against these metrics, complete a detailed financial analysis, provide a complete analysis recommending inclusion or removal of properties from a real estate realignment project. - Marketing Intern
Assist with all planning and logistics for the annual Ford Senior Players Championship, including managing the transportation center, managing guest lists, working with volunteer schedules, and assisting in managing the events leading up to the tournament. - Facilities Planning Intern
Assignments could include such projects as designing and overseeing the build of outdoor displays, facilitating the replacement of courtyard pavers or small concrete projects for office buildings, involvement in soft landscaping projects; interfacing with tenants/suppliers and other similar projects. - Facilities Engineering Intern
Assist in the development of five-year R&E Center facilities business plan, work on Facilities Engineering Web page, document CCM process, and assist with review of facilities projects. - Real Estate Department Intern
Analyze corporate and dealership lease agreements to assist in the following: 1) Operating expense evaluations related to the Lease Audit Program, 2) Real estate information verification and database updates. The intern might also assist in various dealership real estate administrative functions, such as reviewing and adjusting dealership escrow accounts, and assisting in obtaining completed customer service evaluations and commencement date agreements. - Global Plant Engineering Intern
Assist in organizing internal work instruction/procedures documentation in support of ISO 9000 initiatives, as well as assist with the review of projects and/or implementation actions on small projects.
